Living in West Colorado Springs: The Real Deal
West Colorado Springs is where the city starts meeting the mountains. With established neighborhoods, mature trees, historic homes, incredible views, trails, open space, and easy access to Garden of the Gods and Old Colorado City, this side of town has a completely different feel from newer communities farther east.
If mountain access, character, and location rank higher on your list than having a brand-new home, West Colorado Springs deserves a serious look.
West Colorado Springs Homes & Real Estate
Real estate on the west side is anything but cookie-cutter. Depending on the neighborhood, you'll find historic homes, bungalows, ranch-style properties, mid-century homes, townhomes, condos, remodeled properties, and luxury homes tucked closer to the foothills.
That variety is part of the appeal, but it also means buyers need to evaluate each property carefully.
With established homes, inspections matter. We pay close attention to roofs, sewer lines, foundations, electrical and plumbing systems, drainage, HVAC, previous renovations, and other major components.
Character is great. Expensive surprises after closing aren't. 😂
Location & Things to Do
Outdoor access is one of the biggest reasons people explore West Colorado Springs.
Garden of the Gods is right here, along with Red Rock Canyon Open Space and miles of hiking and biking opportunities throughout the foothills.
Old Colorado City offers local restaurants, shops, galleries, events, and historic charm, while downtown Colorado Springs is only minutes away from many west-side neighborhoods.
Access to Highway 24 and I-25 also makes it relatively easy to reach other parts of Colorado Springs or head west toward Manitou Springs and the mountains.
Schools
West Colorado Springs includes homes served primarily by Colorado Springs School District 11, although the applicable district and assigned schools depend on the property's exact location.
School boundaries can change, so buyers should always verify current elementary, middle, and high school assignments directly with the applicable school district before purchasing.
Military & PCS Relocation
West Colorado Springs can also be considered by military and PCS buyers, particularly those stationed at the U.S. Air Force Academy, Fort Carson, or other Colorado Springs installations.

If you want rows of brand-new homes and huge master-planned amenities, the west side probably isn't where we'd start.
