Briargate is one of the most recognized areas in northern Colorado Springs, offering established neighborhoods, newer communities, parks, trails, shopping, restaurants, and convenient access to both I-25 and the Powers Corridor.

One thing buyers should know: Briargate isn't just one neighborhood. It's a large area made up of many different communities, and homes, amenities, HOA requirements, and price points can vary considerably depending on where you're looking.

Briargate Homes & Real Estate
Real estate in Briargate includes everything from established homes with mature landscaping to newer construction, townhomes, larger two-story properties, ranch-style homes, and luxury options.

Some neighborhoods offer larger lots and homes built decades ago, while newer sections feature modern floor plans, community amenities, and lower-maintenance options.

That variety is one of Briargate's strengths, but it also means buyers shouldn't assume two homes with a "Briargate" address are truly comparable.

Location & Everyday Convenience
Convenience is a major reason buyers consider Briargate.

The area provides access to I-25, Powers Boulevard, Woodmen Road, and the InterQuest corridor. Shopping and dining options include The Promenade Shops at Briargate and numerous businesses throughout northern Colorado Springs.

Parks, trails, open spaces, recreation, and medical facilities are also located throughout the area.

Basically, if accidentally running out of Red Bull requires an emergency store run, you have options. 😂

Schools
Much of Briargate is served by Academy School District 20, one of the major public school districts serving northern Colorado Springs.

Exact school assignments depend on the property address, and boundaries can change. Buyers should always verify current elementary, middle, and high school assignments directly with Academy District 20 before purchasing a home.

Military & PCS Relocation
Briargate can be worth considering for military and PCS buyers, particularly those stationed at the U.S. Air Force Academy or wanting access to northern Colorado Springs.

Depending on duty location and commute preferences, military buyers may also compare Briargate with Northgate, Wolf Ranch, Monument, Falcon, and other Colorado Springs communities.
