Living in Meridian Ranch: The Honest Local Guide to Peyton's Master-Planned Community

by Crystal & Shawn -

Living in Meridian Ranch means trading a bit of drive time for a lot of space, a lot of amenities, and a lot of new-ish homes. It's a large master-planned community in Peyton, on the northeast side of the Colorado Springs metro near Falcon, built around a golf course, a big recreation center, a newer field house, and miles of trails.

We don't just sell here. We live here. Crystal and Shawn call Meridian Ranch home, so this guide covers what we'd tell a friend: where it is, what the homes look like, what the metro district actually does, what's nearby, and the trade-offs nobody puts on a billboard.

Quick take:

  • Where: Peyton, CO 80831, in El Paso County, east of the Woodmen Road and Highway 24 corridor
  • Homes: Mostly single-family homes built from the early 2000s through today, with new construction still going
  • Amenities: Rec center with indoor and outdoor pools, a field house with indoor turf, The Lodge, Antler Creek Golf Course, parks, and trails
  • Schools: Served by Falcon School District 49 (verify any specific address with D49)
  • The catch: You're farther from central Colorado Springs, and the metro district setup affects your monthly costs and taxes

Where Is Meridian Ranch?

Meridian Ranch sits in Peyton, Colorado (ZIP 80831), in unincorporated El Paso County on the northeast edge of the Colorado Springs metro. Most people lump it in with Falcon, and honestly, so do the builders. Some list their Meridian Ranch homes with a Falcon address and others say Peyton. Same community.

It borders Woodmen Hills and shares Antler Creek Golf Course with it, so the two communities blend together on the map. They are run by separate metro districts, though, which matters more than you'd think (more on that below).

Getting around

The roads you'll live on:

  • Woodmen Road: Your main line west into Colorado Springs, Powers Boulevard, and the Briargate area
  • Highway 24: Runs northeast toward Limon and southwest toward Peterson, Schriever, and the rest of the Springs
  • Meridian Road and Stapleton Drive: Local connectors to shopping, schools, and the rec center

Realistic expectation: you're on the outer ring. Getting to downtown, the west side, or Fort Carson is a real drive. Getting to the east-side bases is a lot easier.

Homes in Meridian Ranch: What You'll Actually Find

Meridian Ranch is almost entirely detached single-family homes. The community started taking shape in the mid-2000s (Antler Creek opened in 2004 and Meridian Ranch Elementary in 2005), and builders are still adding phases today. So you can shop 15 to 20 year old resale homes and brand new construction in the same ZIP code.

Neighborhoods inside the neighborhood

You'll hear residents name their section, not just "Meridian Ranch." Names you'll see on listings and park signs include Stonebridge, Rolling Hills, The Greens, WindingWalk, and Longview. Each phase has its own builder mix, lot layout, and era of finishes.

What the homes look like

  • Two-story and ranch plans, many with full basements (finished or unfinished)
  • Two and three car garages are common
  • Lots are suburban sized, often around 7,000 to 8,000 square feet on recent listings, with some larger and cul-de-sac lots
  • Golf course and open space lots exist, and they price accordingly

New construction vs. resale

Builders active in Meridian Ranch recently include Meritage Homes, High-Point, Tralon, Richmond Homes, Campbell homes, Empire Homes and Century Communities, with homes in the high $400s and up advertised on their sites.

How we'd think about the choice:

New construction

Resale

Pros

Builder warranty, new systems, sometimes incentives, pick your finishes

Mature landscaping, finished basements and fences often included, room to negotiate, established streets

Watch for

Builder's agent works for the builder, add-on costs, landscaping and fencing may be on you, construction nearby for a while

Age of roof, HVAC, water heater; prior owner upgrades; HOA/covenant history

One thing we tell every new construction buyer: bring your own agent on the very first visit. Most builders require it at first contact, and it doesn't cost you more.

Current prices

We're not going to throw a stale median at you. Meridian Ranch prices move with the market, the phase, and whether the home backs to the golf course. Ask us and we'll pull current sold numbers for the section you have your eye on.

Meridian Ranch Amenities: The Big Reason People Move Here

Let's be real. Plenty of east-side neighborhoods have nice homes. The amenity package is what sets Meridian Ranch apart, and most of it is owned and run by the metro district, not a private club.

Meridian Ranch Recreation Center

The rec center sits at Londonderry Drive and Angeles Road and is owned by the Meridian Service Metropolitan District. Use is included for Meridian Ranch residents through the monthly recreation fee on your district bill. Expect:

  • Indoor pool with a lazy river and a heated outdoor pool
  • Gymnasium and fitness center
  • Group fitness classes, youth sports leagues, and childwatch
  • Community events throughout the year

It's roughly 42,000 square feet.

One thing that trips people up: Woodmen Hills residents can't use the Meridian Ranch rec center and vice versa. The district's FAQ explains each community pays its own district for its own facility.

The Meridian Ranch Fieldhouse

This is the newer heavy hitter. The MSMD Fieldhouse is about 45,000 square feet with an indoor turf field (soccer, lacrosse, flag football), a fitness area, a group exercise studio with outdoor turf, a childcare center, and a walking track suspended above the field. Membership comes through your district utility bill plus proof of residency, and members can bring up to two guests a day for a small fee.

Posted hours as of fall 2026: Monday through Saturday 8am to 9pm, Sunday 9am to 5pm.

The Lodge at Stonebridge

Residents in the Stonebridge section also mention The Lodge, a smaller clubhouse-style space with a 24/7 fitness room, theater room, and gathering rooms.

Antler Creek Golf Course

Antler Creek is an 18-hole, public, prairie dunes-style course designed by Rick Phelps and opened in 2004. It winds through both Meridian Ranch and Woodmen Hills. From the back tees it plays over 8,000 yards, which puts it among the longest courses in Colorado. There's a pro shop and Madera's Grill and Cantina on site, open to the public.

No club membership required to play. You don't even have to golf to enjoy it, since a lot of streets were designed with views across the fairways.

Trails, parks, and open space

  • Miles of community trails and parkways for walking and biking
  • Neighborhood parks including Longview, WindingWalk, Rolling Hills Ranch, Stonebridge, and The Greens parks
  • A dog park
  • Falcon Regional Park nearby, an El Paso County park with ballfields and open space

Our personal favorites? Longview Park and WindingWalk Park. We love them so much that they're where we host the majority of our community events.

What It Costs to Live in Meridian Ranch (Beyond the Mortgage)

This is the section most guides skip, and it's the one that matters for your budget. Meridian Ranch runs on a metro district model, so you'll want to understand three layers: the district utility bill, the district property tax, and the HOA/covenant layer.

Layer 1: The monthly district bill

The Meridian Service Metropolitan District (MSMD) provides water, sewer, parks, grounds, street lighting, and the recreation facilities. Instead of Colorado Springs Utilities for water and sewer, you'll get a monthly bill from MSMD.

Per the 2026 MSMD fee schedule (effective January 1, 2026), the residential minimum is $252.72 per month for a single-family home:

2026 monthly charge

Amount

Water resource fee

$45.13

Water use fee (includes first 5,000 gallons)

$23.58

Sewer

$62.73

Clean water surcharge

$11.00

Stormwater management

$8.00

Parks and grounds

$32.21

Recreation facilities

$63.85

Street lighting

$6.22

Minimum monthly total

$252.72

Water above 5,000 gallons a month is billed in tiers that climb fast, so summer irrigation can push this number up. Fees are set annually by the district board, so check the current year's schedule before you run numbers.

Straight talk: when you compare a Meridian Ranch home to one in the city, compare the whole monthly picture. That $252.72 covers your rec center and fieldhouse access plus water and sewer. A home elsewhere might have a lower HOA but a separate water bill, a gym membership, and a pool pass.

Electric and natural gas come from separate providers.

Layer 2: Metro district property taxes

The Meridian Ranch Metropolitan District (MRMD) collects property taxes to repay the money borrowed to build the community's infrastructure, like water, sewer, rec facilities, parks, and trails. That shows up as a mill levy on your property tax bill, on top of county and school district levies.

On any home, pull the actual tax bill from the El Paso County Treasurer and look at the mill levies rather than guessing.

Heads up on 2027: MRMD and MSMD have proposed consolidating into a single district with one five-member elected board. According to the districts, consolidation itself would not create a new tax, existing bond and loan obligations stay as they are, and eligible voters will decide on the May 2027 ballot.

Layer 3: HOA and covenants

Meridian Ranch also has covenant and design review entities (district materials reference DRC 1 & 2 and a Stonebridge HOA) that handle architectural approvals and covenant enforcement. Dues vary by section and are generally modest compared to the district bill.

Before you paint the house, add a shed, or install a fence, check the covenants. And yes, they enforce the small stuff too. We've personally collected more than a handful of notices for not pulling our trash cans back up the same day they were emptied. Learn from us.

Schools

Meridian Ranch is served by Falcon School District 49 (D49), in what the district calls the Falcon Zone. Schools commonly listed for Meridian Ranch addresses include:

  • Meridian Ranch Elementary (10480 Rainbow Bridge Dr.)
  • Woodmen Hills Elementary (8308 Del Rio Rd.)
  • Falcon Middle School (9755 Towner Ave.)
  • Falcon High School (10255 Lambert Rd.)

Assignments depend on the exact address and can change. Verify boundaries directly with D49 and research schools using the resources that matter to you.

Shopping, Dining, and Things to Do Near Meridian Ranch

You won't need to drive to the city for the basics anymore. The Falcon area has filled in a lot over the last decade.

Close to home:

  • The Shops at Meridian Ranch on Stapleton Drive, a small retail center inside the community (the metro district office is here too)
  • Sonora's Prime in Falcon, a true one-stop shop with a taco shop and a full-service carnicería under one roof. The restaurant side serves made-to-order Mexican food: birria pizza with consommé for dipping, street tacos, burritos, chicharrón, chile rellenos, menudo, and pozole. Tacos come out with just the meat, and you dress them yourself at the fresh salsa and toppings bar. The meat market side handles premium cuts and custom meat trays, which makes it an easy stop before a backyard cookout.
  • Grocery, fast casual, coffee, and everyday errands along Woodmen Road and Highway 24 in Falcon
  • Madera's Grill and Cantina at Antler Creek, open to the public. You'll more than likely catch us there, both of us working on our favorite pork chop meal and Crystal with a dirty martini in hand.

A short drive west: Powers Boulevard, Stetson Hills, and the Briargate/Northgate area bring big-box shopping, more restaurant options, and medical offices.

Things to do:

  • Golf at Antler Creek, then argue about your score on the patio
  • Rec center and fieldhouse classes, leagues, Parent's Night Out, and seasonal community events
  • Trail walks and bike rides right out your front door
  • Falcon Regional Park for ballfields and open space
  • Paint Mines Interpretive Park out east near Calhan for a quick, very Colorado hike
  • Big sky and wide open views of Pikes Peak to the west, which honestly never gets old

Meridian Ranch for Military Buyers

The east side gets a lot of PCS interest, and Meridian Ranch comes up constantly. Here's the practical rundown.

Base access: Meridian Ranch is positioned on the east side of the metro, which generally means an easier drive to Peterson Space Force Base and Schriever Space Force Base than you'd get from the west or north side. Fort Carson, the U.S. Air Force Academy, and Cheyenne Mountain Space Force Station are a longer haul.

VA loans: VA financing can be used on both resale and new construction in Meridian Ranch. A few things to keep in mind:

  • The appraisal and minimum property requirements apply to new builds too, so ask the builder early how they handle VA buyers
  • Some resale homes in the area may have assumable VA loans, which can be a big deal when rates are higher than the seller's original rate. Assumptions have their own rules on entitlement and timing, so talk with a VA-savvy lender before you count on one
  • Budget for the metro district bill and mill levy when you compare against your BAH

Buying from out of state: Video tours, remote inspections, and e-signing make it doable. Ask your agent to walk the actual street, not just the house, so you know about backyard views, nearby construction, and traffic patterns.

Thinking rental later? A lot of military buyers plan to keep the home when orders change. Check the covenants for any leasing restrictions and run the numbers including district fees.

We're Realtors, not lenders or military relocation officials. For official PCS guidance, check with your installation's relocation office, and get VA loan specifics from a licensed lender.

The Trade-Offs, Because We'll Be Straight With You

We live here and we like it. That doesn't mean it's the right fit for everyone. Here's what to weigh before you fall for a floor plan.

  1. The drive. If your work, gym, or social life is downtown, on the west side, or at Fort Carson, you'll feel it. Do a test drive at your real commute time before you write an offer.
  2. The total monthly cost. The district bill starts at $252.72 a month in 2026, plus the metro district mill levy on your property taxes. It buys a lot, but you have to budget for it. Fees and levies can change year to year.
  3. Water rules. Water comes from the district, not Colorado Springs Utilities, and usage above the base allotment is billed at steeper tiers. The district can also put outdoor watering restrictions in place. If you're dreaming of a big lush lawn, read the conservation rules first.
  4. Ongoing construction. New phases mean builder traffic, dust, and noise in some sections for a while. Great if you want new. Less great if your backyard faces the next phase.
  5. Wind and weather. The eastern plains are open and breezy, and that's part of the big-sky appeal. It also means fences, trampolines, and patio furniture need to be secured, and snow can drift.
  6. Similar-looking homes. Master-planned means consistent. If you want an older custom home with character or acreage, nearby Black Forest or the larger-lot areas around Falcon may be worth a look.
  7. Covenants. Design review keeps things consistent, and some people love that. Others don't want approval for a paint color. Know which one you are.

Is Living in Meridian Ranch a Good Fit for You?

Skip the sales pitch. Ask yourself what you actually want day to day.

Meridian Ranch tends to check the boxes if you want:

  • A newer home, either brand new or a resale built in the last 20 years
  • Rec center, fieldhouse, pool, and trail access bundled into one monthly bill
  • A golf course in the neighborhood without a private club membership
  • East-side access toward Peterson and Schriever
  • Consistent, maintained streetscapes with design standards

You may want to compare other areas if you want:

  • A short commute to downtown, the west side, or Fort Carson
  • Acreage, outbuildings, or minimal covenants
  • An older home with unique architecture
  • The lowest possible monthly carrying cost

If you're torn, compare Meridian Ranch side by side with Woodmen Hills, other Falcon neighborhoods, Banning Lewis Ranch, or Wolf Ranch. We're happy to walk you through how they stack up on costs, homes, and drive times.
